In the final rush before Christmas, the Ray White Group recorded a 63 per cent clearance rate, while 3.2 buyers registered to bid, and 2.3 bidders actively participated on average.

There were 475 Ray White auctions scheduled today, while next Saturday will see only 179 auctions scheduled to go ahead. While there will still be opportunities for buyers next weekend, for many today marked the final day to secure a property before Christmas.

With time running out on the year, many offices chose to end the year with festive in-room auction events throughout the week to help buyers and sellers transact before the holidays. Across the week, there were 948 auctions scheduled nationally, resulting in a nearly 60 per cent clearance rate. Nationally, there were 3.5 registered bidders and 2.4 active bidders attending a Ray White auction on average.

Ray White open homes were also busy with 17,802 people checking in to open homes around Australia this week, according to live data from NurtureCloud, the cutting edge prop tech app that powers the leading network. The highest number of open home attendees over the week was at 7 Robertson Ave, Morphett Vale where Ray White Woodcroft's Haseeb Tahir met 88 groups of buyers.

Today’s top auction sale was in rainy south-east Queensland. Ray White Mooloolaba's Brent Higgins and Ryan Bradeley sold 14 Yulunga Pl, Mooloolaba for $3.9 million to a family relocating from Brisbane. The five bedroom home in a prime Mooloolaba location sold well above reserve with four registered bidders attending the auction while three actively bid.

Meanwhile, the auction with the highest number of registered bidders was in Airds, New South Wales. Ray White Macarthur Group's Julie Latham had 18 buyers register to bid on 14 Atkinson Place while six were active in the bidding.

Sydney

Ray White NSW|ACT head of auctions Perry Edmondson-Clark said all early data points towards a strong clearance rate for the day.

“We’re rounding out an incredibly strong year of auctions with 337 auctions scheduled this week and an impressive 157 auctions scheduled today,” Mr Edmondson-Clark said.

“Buyers were very keen to secure something today to avoid potentially carrying the search across into early 2025.

“113 auctions remain for the group across NSW|ACT this year and we expect a strong finish while 2025 stock is already building strong.”

“The auction started at $1.65 million, then jumped to $1.8 million which was a bid from the person who eventually bought it. It then went up in $25,000 and $50,000 bids to $2 million, then $1,000 and $5,000 bids from then on,” Mr Gorrie said.

“The buyers were a young couple with children who had just sold in Randwick. All the underbidders were young couples with kids.

“The property is a good size with a lot of potential and art deco features.

"Buyers are wanting to get in before the end of the year. The market has finished really strongly in this area. Buyers are starting to think about how rates are going to come down next year and that’s given the market a bit more urgency in the last few weeks.”

“The property was sold by a single gentleman and was bought by a couple with children. We received interest from families during the campaign because it’s a good family home on a large block in a sought-after suburb,” Mr Burke said.

Ray White Diamantidis Group auction event

On Thursday, the western Sydney based Ray White Diamantidis Group (pictured above) held an in-room auction event that netted $13.275 million worth of sales. Fourteen out of the 18 lots offered were sold while 62 buyers registered to bid at the event.

The top sale of the night was 170 Adelaide Street, St Marys which attracted 14 registered bidders. The buyers were investors from Victoria who bought the property after it was offered for the first time in 65 years. The reserve was set at $1.6 million and sold for $1.661 million through Ray White Diamantidis Group principal Peter Diamantidis.

Mr Diamantidis said the market surprised them so close to Christmas with over 300 people in attendance.

“The highlight was developer stock and investors in the western Sydney market, which was more than expected at this point of the year,” he said.

“This was our first ever in-room event and moving forward we will conduct these quarterly with all our offices.

“Overall, we had a number of our vendors in attendance who were extremely happy with the results provided by the team.”

South-east Queensland

Ray White Queensland chief auctioneer Gavin Croft said the weather may have played a role in the results coming from the last major Saturday of auctions for the year.

“The rain hit hard in Brisbane and it really was a subdued day out there,” he said.

“I had four auctions today and each auction only had one bidder but they still sold. I think the buyers who are still out there, while there wasn’t the depth, I think they found themselves particularly fortunate they were there and ready to pounce on opportunities without huge amounts of competition this deep into the year.

“But overall, we round out the year with a wonderful clearance rate. While there has been lower registration numbers, all that matters is properties are selling under the hammer and that’s exactly what we experienced today.”

“There were four registered bidders and three active bidders, but after it was called on the market at $3.75 million, there were only two bidders left. It started at $3.2 million which was quite a strong bid to open it,” Mr Higgins said.

“The buyers were a couple from Brisbane with two children, they had already purchased something on the Sunshine Coast and were planning to knock it down and build a new home. When this home came along they decided it was better to purchase the property which is arguably in a better position and they wouldn’t have to go through all the construction and building.

“It’s a stunning home and offers the perfect combination of being on the closest residential street to Mooloolaba Beach and the esplanade. This is combined with it being on the waterfront so it’s a very highly sought after locality, and the home in its own right was a high attraction for buyers.

“Prior to auction, we had about 55 groups go through the home and had a broad range of enquiries from interstate buyers and Australians based abroad. At the auction we had someone from western Queensland, two locals and the one from Brisbane.

“We have sold four from four today so it’s a great way to finish the year.”

8 Glenview Court, Underwood

“We broke the suburb record of $2.35 million, this is by far one of the best homes in Underwood,” Mr Ali said.

“The buyer lives locally, he and his family are selling their property and upsizing to this one.

“Most of the bidders were families wanting to upsize. The second highest bidder was a young man who had just arrived in the country and the third highest bidder, they were relocating to Brisbane from interstate.

“We had a pianist and food stalls on-site. We were worried about the weather but the house is big enough to fit everyone in so we had a crowd of about 50 to 60 people all wanting to see how the auction would go.”

Ray White Maroochydore and Buderim Auctions at Altitude event

The Ray White Maroochydore and Buderim offices joined forces this week to host the highly successful Auctions at Altitude event at The Altitude Nine Function Centre. This marked a significant achievement in the local real estate market, drawing an impressive gathering of more than 200 people plus over 300 online market watchers.

In total, 24 properties were auctioned, with 13 sold, achieving a 54 per cent clearance rate and generating nearly $16 million in sales. The event drew 40 registered bidders and over 200 attendees, creating an electric atmosphere filled with excitement and opportunity.

“There are another four properties that are likely to sell inside the next 24 to 48 hours, so we expect post auction sales to top 80 per cent within the next week,” director of Ray White Maroochydore and Buderim Dan Sowden (pictured above) said.

Headlining the evening’s sales was 39 Panorama Cres, Buderim, which achieved a remarkable result of $2.325 million under the hammer. The property was marketed by Ray White Maroochydore’s Greg Turnbull and Grace Voller. The stunning property captivated buyers with its elevated position and breathtaking views, epitomising the premium lifestyle offerings of the region.

Among the other notable results was 33 King St, Buderim. The marketing agent Brodie Rodgers of Ray White Buderim said it was an original cottage owned by the same family for 23 years.

“The property was highly sought after by developers for its large land parcel and sold for $1.15 million. The successful buyers, having missed out on 23 Caroline Crescent earlier in the evening, secured this home after outbidding five other parties,” Mr Rodgers said.

Another standout was 19/7 Grand Parade, "St Kitts," Kawana Island, purchased by a South Australian buyer through the offices’ targeted database marketing. After just 30 days on the market, it sold unconditionally for $1.55 million through Ray White Maroochydore agent Lachie Woods. This result was achieved following a strategic marketing approach that outperformed prior efforts with another agency that listed the property for six months without success.

“This event was a testament to the strength of collaboration and our ability to deliver exceptional results,” director at Ray White Buderim Jake Loiero said.

“The Auctions at Altitude event demonstrated the continued demand for quality properties in the Sunshine Coast market.”

Melbourne

Mr Chokshi showed his festive spirit by donning a red suit for his auctions today

Ray White Victoria and Tasmania chief auctioneer Jeremy Tyrrell said the Ray White Victoria network had a record breaking year with close to ten thousand auctions scheduled, an annual increase of 20.83 per cent.

“With the year well and truly winding down to the festive season break, we are now within the twelve days of Christmas and I think our true love gave us a great year of auctions,” Mr Tyrrell said.

“Despite a more challenging year with economic pressures impacting the state and forcing tougher government regulations around taxes and rental reforms, auctions held up much better than private sale with an overall clearance rate at 60 days on market of 73 per cent versus 47 per cent.

“This week, the state's largest real estate network had a total of 257 auctions scheduled and a clearance rate of over 68 per cent - but we're not quite done yet.

“Next week there are still 185 auctions booked, with events being held during the week and auctions running right up to Saturday, December 21.

“It's been an incredible year of auction activity and it looks set to continue into 2025 with an exciting event to kick start the year in Victoria - the 'January Auction Extravaganza', where we are aiming for another record breaking January and targeting 500 auctions.”

“The vendor grew up in this house, it was his family home which they’d owned for 60 years. It was quite emotional for him, he shed a couple of tears,” Mr Balazs said.

“The auction began at $1.85 million and was called on the market at $2.2 million. Bidding was competitive with some bidders wanting to upsize, some were downsizing, and some were moving from overseas. But 99 per cent of the buyers who were interested during the campaign were families.

“They loved the size of the home, the block of land, and the features. It has a big bedroom downstairs, three separate living spaces, good entertaining space and the lemon tree was actually a drawcard too.”

“The buyers were a young family from the area, they came through the property during the first week and loved the spot and the big block of land, it’s exactly what they’re after,” Mr Chokshi said.

“The sellers had been there for about 30 years, they’re now planning on downsizing.

“The auction began at $1.5 million but climbed quickly to $1.7 million when it was called on the market, then went up to the nearly $1.9 million sale price.

“It’s definitely not winding down yet, everyone today wanted to buy something before Christmas.”

108 Mary Ave, Wheelers Hill

“The buyers currently live in the area. They are looking for a bigger home they can eventually build, and wanted to stay in the area because of the good schools,” Ms Jones said.

“The auction was quite competitive, it certainly took off after the property was called on the market. It started at $1.2 million with the eventual sale price exceeding the owners’ expectations. All the bidders were families except for one developer.”

Later in the day, Ms Jones also sold 22 Phoenix Dr, Wheelers Hill for $1,185,500.

Perth

Ray White South Perth auction event

The Ray White South Perth team cleared over $8 million worth of stock today at the office’s last event before Christmas (pictured above). With 40 buyers registered to bid, 10 properties sold under the hammer, resulting in a 63 per cent clearance rate and an $8,481,500 total sales value.

The standout results of the day were 148 Fitzroy Rd, Rivervale which was sold for $892,500 after 10 buyers registered to bid, and 6/9 Bruce St, Como which went for $871,000 after all four registered bidders participated in the bidding.

“There wasn't one particular type of property that was the clear standout, we had a range of different properties on offer from land to units, and family homes and literally every type of property went really well,” Ray White South Perth selling principal Jannine Blum said.

“This year has been extremely active for buyers, and this was a really strong way to finish the year, although we still have another five auctions next weekend.

“It was very high energy today with a lot of action on the street.”

Adelaide

Ray White South Australia chief auctioneer John Morris said the South Australian auction market has been the envy of the rest of the country.

“What a roller coaster 2024 has been if all roller coasters only had upward trajectories because there haven’t been many twists or turns, it’s just been a crazy market for South Australia throughout the whole of the year,” he said.

“South Australia is still growing in terms of sale prices with the only thing slowing in that growth is the clearance rate and bidders numbers, which are dropping slightly. But we still have the strongest clearance rate and we still have the highest bidder numbers.

“We are also the envy of all of our competition because Ray White agents are calling about 40 per cent of all auctions around South Australia. We are seeing around a 67 per cent clearance at the moment, still well above that 65 per cent mark."

During the week, the South Australian network recorded some impressive results. Ray White Kensington’s Andrew Welch sold 6 Florence St, Norwood for $1.225 million, well over the $1.155 million reserve. Mr Welch had five registered bidders attend the auction and four of those were active. He also sold 39A Riverdale Rd, Myrtle Bank (pictured above) for $1.036 million, netting $46,000 more than the reserve. There were eight registered bidders, while five were active.

“The auction was fairly competitive with some strong bidding. Most people bid up until about the high $700,000, low $800,000 mark but two bidders took it all the way up and it sold above reserve,” Mr Kennerdale said.

“The buyer was an interstate investor who is going to hold it for a few years then do a renovation. We had two investors looking at it and four people wanting to renovate and live in the property.

“We’re still seeing a lack of stock but we have more coming on in January which will be interesting.”
