Today, leading auction group Ray White recorded a 67 per cent clearance rate after 461 properties were scheduled to go under the hammer. There was an average of 3.7 registered bidders nationally while 2.6 bidders actively participated in the bidding action on average.

Data from the cutting edge proptech tool called NurtureCloud, owned by Ray White, showed there were 27,808 people checked in to open homes across Australia today. According to the tech platform, the busiest open home today was at 22 Wongabel St, Kenmore in Brisbane which was being marketed by Ray White MetroWest’s Jo Langstaff and Evan Bancroft. The four bedroom home had 59 attendees go through the property today.

Today's top auction sale was through Ray White Ascot's Damon Warat and Nick Roche who sold 77 Palm Ave, Ascot for $4.65 million. The auction attracted five registered bidders and the home sold to a local family.

Ray White Adelaide City’s Sumit Khatri and Marco Lai held the auction with the highest number of bidders today. The South Australian agents had 21 buyers register for their 5 Joslin Ave, Ingle Farm auction, selling the property under the hammer for $940,000.

Sydney

Ray White NSW/ACT head of auctions Perry Edmondson-Clark said it was an absolutely scorching day in Sydney, however the heat certainly didn’t scare away the buyers.

“We had over 150 auctions scheduled in New South Wales today alone and our early reported data is pointing to yet another week of clearance in excess of 80 per cent,” Mr Edmondson-Clark said.

“Bidders remain incredibly active with 4.6 on average across the week, buyers are certainly lapping up the current stock that is on the market.

“With the end of April shaping up to be an interesting time with two back-to-back weeks of public holidays, now would be a great time to come to the market and secure a result prior to these disruptions.”

“The winning bidders were a local family looking to upsize and move closer to quality schools, they had been searching for a year. Meanwhile, the sellers (pictured above with Mr Carvalho), who have lived in the home for 24 years, are now downsizing to a nearby suburb.

“Buyers are continuing to be selective. If they don’t see value or the property isn’t exactly right, they’re simply not moving on it. I’m finding that price guides are crucial for engagement, as are properties with strong attributes."

Later in the day, Mr Carvalho also sold 66 Wigram Rd, Glebe for $3.15 million with three of the four registered bidders actively bidding. The four bedroom historic home had been in the seller’s family for four generations.

“The buyers are a young couple whose parents live across the road. I also had a few neighbours interested in it too. It was mainly locals looking to renovate the home and live in but there were one or two thinking about rebuilding.

“I would say the location was the drawcard since we had the neighbours fighting over it.

“The auction started at $1.2 million and was a bit slow to begin but then it started to move in $50,000 bids, then went to $10,000 bids but then went back up to $50,000 bids and lots of back and forth. In the end the winning bidder came in with a $20,000 knock out bid.”

Melbourne

Ray White Victoria and Tasmania chief auctioneer Jeremy Tyrrell said Melbourne was the place to be this week with the Formula 1 Grand Prix in full swing at Albert Park Lake and Round 1 of the 2025 AFL season kicking off with two massive games at the MCG.

“Hoards of people were out and about to soak up the festive atmosphere and temperatures soared amid an unseasonal heatwave,” Mr Tyrrell said.

“Real estate was no exception, as the market heated up, with auction results reporting high bidder activity and strong competitive outcomes as a result.

“The Ray White network across the state had 213 auctions scheduled for the week, as volume builds following last week’s long weekend.

“The weekly clearance rate for the Ray White Group in Victoria soared past 80 per cent for the second week in a row, as we saw over 80 per cent of properties selling via the auction method.

“Bidder numbers were also strong as we recorded four bidders on average across all auctions, an increase of just over one per cent year-on-year.

“In light of this, we expect the appetite for real estate to remain strong as volume continues to build in the lead up to Easter.”

“The buyer (pictured above with Mr Dwipayana) was a young woman participating in her first auction and prior to this, she had only ever bought through private treaty. The property has good bones and she plans to do some renovations to the home over time,” Mr Stanley said.

“It was called on the market at $880,000 after some strong bidding. Bidding also came from a young family, and a buyer’s advocate representing a young couple.”

“The auction was competitive and bidding started at $720,000. It kept going up in $10,000 bids until it was just three bidders going back and forth between each other.

“During the campaign, I had over 160 groups go through to inspect. The vendor had been living at the property for 20 years before deciding she needed a change of lifestyle and downsized to an apartment.

“The buyers all loved that the property was renovated and in a gorgeous location in Glenroy, close to the Pascoe Vale and Oak Park end. It doesn’t need much maintenance but you still have a garden and garage.”

Brisbane

Ray White Queensland chief auctioneer Gavin Croft said it’s always interesting to see how markets respond post any form of natural disaster or weather event.

“Obviously last weekend the pause button was pushed on the real estate market here in Brisbane, and then it had maybe four days to find its feet and settle,” Mr Croft said.

“But it certainly has settled. Those properties that came through and survived the weather event we had last week, well buyers have come out in full force on those properties

“It's just given absolute confidence and we’re seeing buyers bid and buy really strongly. There’s a lot of energy out there in the market this weekend.”

“The bidding opened at $4 million and ran up to $4.55 million, we then stopped and negotiated on the floor, we had two buyers increase to $4.6 million then we negotiated up to $4.65 million when it was called on the market and sold.

“There must have been about 80 to 100 people there. The bidders were all families, one was relocating from the Sunshine Coast, another was quite sick but they were able to bid over the phone. The winning bidder was a local family.

“The home has a really impressive finish, it’s a nice, big house with lots of different living zones which suited the buyer’s needs perfectly.”

The Ray White Collective auction event at the Calile Hotel in Brisbane today brought together a range of properties in the sub $2 million bracket. The Ray White Collective prestige auction event is scheduled for later next month.

The highest sale of the day was 28 Oak St, Hawthorne which went for $1.565 million through Bulimba office’s Alex Donnan.

The auction with the highest number of bidders was 29 Alexandra St, Balmoral which attracted eight buyers to register. The 276sqm block of land was sold for $1 million by Bulimba office principal Brandon Wortley.

“We were really testing the belly of the market today and it stood up and performed. With nearly 50 registered bidders, it was a really good turnout,” Ray White Collective principal and auctioneer Haesley Cush said.

“We were interested to see how the market performed after ex-Tropical Cyclone Alfred last week and we found this week that the market has bounced back and continued to perform at the level we left off a week and a half ago.”

Later in the day, Ray White New Farm agents Nick Kouparitsas and Beau Broomfield sold 38 Oates St, Kedron for $3.1 million on-site. Mr Cush said there was strong bidding on the five bedroom home.

“Most of the interested buyers were large families of about five people. They loved the multiple living spaces and dual living aspect of it.

“Personally, this is my highest sale price in the suburb. I’ve just started to get some ground in Stafford Heights.”

Adelaide

Ray White South Australia chief auctioneer John Morris said there were approximately 160 auctions happening throughout South Australia this week and 74 of those auctions were held by a Ray White agent.

“These numbers were double what they were last week.There were about 80 auctions throughout South Australia last week which was probably due to the long weekend,” Mr Morris said.

“But the consistency here is the fact that Ray White is always calling very close to 50 per cent of all of the auctions in our state, week-on-week and month-on-month, and that has consistently grown over the past few years.

“The other consistent statistic that we're seeing is our clearance rates which are very strong. Ray White reported a clearance rate of around about 75 per cent while the market is reporting clearance rates of closer to 65 per cent.”

Ray White Western Australia CEO Mark Whiteman said they saw large crowds and strong interest across the board today.

“There was plenty of competitive bidding and successful sales throughout the marketplace,” Mr Whiteman said.

“It’s encouraging to see such high levels of engagement from buyers.

“With stock levels remaining tight, many buyers are finding it challenging to secure properties, which is continuing to drive strong competition at auction.”

No. 8/28 Stirling Hwy, Nedlands also sold through Ray White South Perth today. The two bedroom apartment sold for $720,000 through agent Georgia Vasiliou to a young couple moving into the area to start a family. The auction, which was called by Mr Whiteman, started at $680,000.
