Polling day auctions were packed around the country, with voters seemingly grabbing their democracy sausages and heading straight to auctions to start bidding.

The leading group scheduled 342 properties to go under the hammer today, with a preliminary clearance rate of 78.1 per cent.

According to Ray White’s auction data, there was an average of4.3 registered bidders and 3.1 active bidders per auction.

The top result for the day went to Ray White Dalkeith|Claremont agent Vivien Yap who sold 28 Circe Circle, Dalkeith, under the hammer for $4.435 million.

The auction with the highest number of bidders went to Ray White Modbury agent Mohit Gupta who recorded 25 registered and 15 active bidders at his 6 Lindsay Avenue, Valley View auction. The property sold under the hammer for $

Ray White saw 25,788 people through its 7,082 open homes today. The open home with the most attendees was at 33 Cleveland Street, Wahroonga, recording 91 attendees. The property is being marketed by Ray White Upper North Shore agents David Walker and Belinda Edwards.

SYDNEY

Ray White NSW head of auctions Perry Edmondson-Clark said election day certainly didn’t slow things down with 117 auctions scheduled across NSW today.

“Ray White data shows that election day historically is a great day for an auction, with increased crowd sizes, activity and higher clearance rates on average, today was no different with strong preliminary reported clearance,” Mr Edmondson-Clark said.

“With the long weekends, and election now behind us we expect the market to have a strong run through the winter trading months.”

The property was called on the market from the opening bid of $1.5 million.

“We had a lot of interest because there is no land in Balmain, it’s probably one of the last parcels of land available,” Ms Cassano said.

“The seller bought it in 2018, he lives interstate, with the intention of building a Sydney base, but he decided to put his money elsewhere.

“We had a mix of builder/developers and owner occupiers registered to bid today, but throughout the campaign the interest was predominantly builders, and the winning went to a builder.”

“We had home owners and builders interested. The buyer was a builder,” Mr Boghos said.

“The seller (pictured above) was downsizing, she had lived there for 45 years, it had been the family home.

“We’ve had really big numbers through our open homes today, so I don’t think the election has impacted things at all.

“The market has been really good over the last couple of weeks.”

MELBOURNE

Ray White Victoria chief auctioneer Jeremy Tyrrell said auction volume had returned this week following the Easter and Anzac break, with 225 auctions scheduled across the state for the Ray White Victoria network.

“Despite being 'election week', there were plenty of buyers casting their vote at auctions across the city, with confidence appearing to be increasing off the back of a very healthy clearance rate of 83.5 per cent,” Mr Tyrrell said.

“As we move past what was a disrupted and slower April market, conditions for real estate are forecast to further improve with interest rates tipped to come down and a new term locked in for whichever political party emerges as the victor.”

“I haven’t heard too much talk about the election affecting the market here in Melbourne, I think people are talking more about when they will see the next interest rate cut.”

“We had about 160 groups through the open homes, and 90 per cent of buyers were first home buyers,” Mr Zhou said.

“The winning bid went to a first home buyer who had never inspected the property prior to the auction.

“The sellers were a family looking to upsize. They were the first owners of the home and had been here for 10 years so it was quite emotional for them.”

4 Cuming Place, Sunbury

The auction drew plenty of attention with more than 250 people in attendance. The seller had built the home in 1976 and had lived there ever since.

“Most of the buyers were young families looking for the school zone, there were a few flippers in the mix as well,” Mr Hill said.

“The neighbour’s daughter won the auction, they will renovate it and live there with their two kids.

“Our market has been a bit quiet in the last month in the lead up to the election, but overall the market in Sunbury is really strong.

“We have a lot of first home buyers in the Sunbury area, so homes priced under $650,000 are doing really well.”

BRISBANE

Ray White Queensland chief auctioneer Gavin Croft said Mr Croft said there was a small number of auctions in Brisbane today, likely as a result of sellers holding off listing until after Easter.

“I sense a mistake in holding off on going to auction this weekend,” Mr Croft said.

“Brisbane auctions today saw large crowds and plenty of bidders with limited stock on the market to choose from.”

ADELAIDE

Ray White South Australia chief auctioneer John Morris (pictured above) said the election didn’t slow down auction activity this week.

“There’s still been lots of buyers out at auction, with an average of just under five registered bidders per auction and 2.8 of those participating,” Mr Morris said.

“The majority of buyers, 97 per cent, are still local, and a majority of those are owner occupiers who plan to live in the property after purchase.

“Our preliminary clearance rate for the week is 73.7 per cent, on the back of a very strong month in April where we saw a 69.2 per cent clearance rate for the month.

“We were up in the number of auctions scheduled year-on-year by about 14 per cent, that’s gone up to 26 per cent this week, so there’s still a lot of strength in the South Australian market, and that doesn’t look like it will change any time soon.”

“With less than 4800 properties available sellers are still enjoying competition for their properties,” Mr Whiteman said.

“Strong registered bidding numbers and interest would suggest buyers are still keen to enter the market.”

Mr Kalos said most of the bidders were first home buyers, with one investor as well.

“It was the seller’s first home as well, but they’ve now moved to Melbourne so they were selling to buy a bigger family home over there.”
