Australasia’s largest real estate group recorded an average of 4.2 registered bidders and 2.8 active bidders per auction today.

Properties which sold under the hammer today achieved premiums on average of 10.85 per cent higher than the highest offer received prior to auction.

The top auction result in the country went to Ray White Lower North Shore sales duo John McManus and Brooke Listberger who sold 9 Burra Road, Artarmon under the hammer for $4.46 million.

The auction with the highest number of registered bidders was also in Sydney, marketed by Ray White Beverley Hills managing director George Boghos who signed up 19 registered bidders at his auction of 79 Coveney St, Bexley North. The property was sold under the hammer for $2.61 million, a suburb record.

According to data from the group's cutting edge prop tech app NurtureCloud, Ray White agents met a whopping 24,825 people at open homes nationally today. The home with the most attendees was at 4 Cuming Place, Sunbury, which welcomed 60 prospective buyers. The property is being marketed by Aaron Hill of Ray White Sunbury.

New South Wales

Ray White NSW head of auctions Perry Edmondson-Clark said this week was the busiest auction week for Sydney in three years, with 1,344 homes scheduled to go under the hammer in total, up 49.7 per cent on last week.

Ray White agents represented 336 auctions or 25 per cent of these city-wide auctions scheduled this week.

This was the busiest auction week the harbour city had seen since the week prior to Easter in 2022.

“There was a huge amount on offer for buyers to choose from this week across the city. Next week will be very quiet due to Easter and then things ramp back up again after Anzac Day,” he said.

Ms Listberger said it was a packed auction with a huge crowd watching on.

“Our seller is happy with the result. Of course there’s mixed emotions as she has lived there for over 30 years but she is so happy that a lovely family from Wahroonga is moving in. It’s like passing the baton to the next young family for the next chapter. Burra Road is beautiful and very tightly held.”

Mr Latham said a $500 bid sealed the auction of 36 Galston Road, Hornsby in front of a crowd of 100 people

“The auction opened at the guide of $1.7 million and it moved very strongly up with three bidders, and then it came down to two bidders," he said.

“It was all young families who were interested here to have access to good schooling plus it’s a good character home, with vast open plan living and a beautiful garden.

“The winning buyers were actually on holidays in Japan and his brother was bidding on his behalf while they were on the phone.

“Interestingly the underbidder only saw the house for the first time today.

“It was a very busy campaign, we had 99 buyers through the house in three weeks. We had three offers prior and issued 21 contracts.”

Mr Latham said the highest offer prior was $1.7 million, and given the strong interest, the sellers ran it through to auction and achieved a huge result.

“My sellers are over the moon. I actually sold them the house 10 years ago and recently helped them buy around the corner as they wanted to downsize.”

Mr Dowd said he shed a tear of joy for his sellers who today set a new suburb record for a three bedroom home in Baulkham Hills.

“I am so happy for my sellers, I told them we’d get over $2 million and we smashed that through competition at auction. They had their whole family there, it was a great auction and great send off for them as they are now moving to Hope Island on the Gold Coast.”

The auction was held in the backyard in front of a crowd of 70 people watching on.

Ray White Victoria and Tasmania chief auctioneer Jeremy Tyrrell said it was a strong week for auction volume in Victoria with 314 auctions scheduled for the Ray White network across the state.

“While crowds gathered in South Australia for the AFL's 'gather' round, crowds gathered at auctions across Melbourne with the average bidder count jumping to 3.3, an increase from last week's average of 2.9,” he said.

“This increase in activity resulted in a strong clearance rate of 78 per cent, as bricks and mortar may prove to be the preferred choice than the volatility of the global stock markets.

“Moving into next week, volume will quieten down around Easter and may stay that way until the federal election is decided on May 3.”

Owned by the same family for an extraordinary 115 years, this single fronted Edwardian house called Beatrice (c.1910) attracted a lot of community attention for its beautiful heritage façade and potential.

The home had been damaged by squatters over the years and sparked plenty of conversation within the community, with locals even creating a "Save Beatrice" page in support.

Trish DiVito said there were more than 100 people watching on in the crowd as two brothers ended up buying the property.

“They will renovate the home and keep the heritage facade intact. The owners are happy. There was a strong desire by the whole community to see it rebuilt and restored, keeping the beautiful facade and heritage charm intact.”

Ray White Carnegie had a strong day, with at least 120 people watching in the crowd (and enjoying some free pizza!) as 67 Elliott Ave sold for $2.1 million with fierce bidding among three buyers.

Later Josh Hommelhoff and Olivia Petrou sold 2/10 Emily Street, Carnegie for $731,000 with four active bidders and in front of a crowd of 50 people.

I keep hearing that investors don’t see any more value in Sydney.”

Queensland

Ray White Queensland chief auctioneer Gavin Croft said only serious buyers were out in force today given the heavy rain again in Brisbane.

“We tend to see a glut of more qualified and serious buyers come out when it rains.”

Mr Croft nominated 51 Cocoparra Cres, Parkinson for Jason Song at Ray White Logan City as a highlight. The five bedroom home sold for $1,000,537 in a hotly contested auction with three registered bidders genuinely displaying a strong appetite to secure. “Right across all price points in Brisbane that’s been some very good interest. Whenever rain comes, we only see the genuine, the serious buyers out in force, and I think that's exactly what we saw today.”

Mr Long said the auction opened at $1.8 million. “And then it was hammer and tongs up to $2.3 million and then $2.4 million and $2.45 million and it sold at $2.5 million to a local family upgrading from Chelmer.”

He said the sellers were ecstatic. “It was so emotional for them as they have renovated the house a dozen times over the last 25 years. It’s been a labour of love and now they are moving to Toowoomba.”

South Australia

Ray White South Australia chief auctioneer John Morris said the pre-Easter rush saw the state record the second highest volume for the week since the start of the year. “This is the second strongest week this year in terms of volume and Adelaide is still seeing about five registered bidders on average and the clearance rate is holding around 70 per cent this year.”

“We had activity everywhere today. All of these sold over their reserves too. The bungalow in Colonel Light Gardens was very attractive to lots of young professionals, and the Glenside unit sold well. To be honest, the unit market is so hot, anything under $1 million is flying as people see more value.”

Western Australia

Ray White CEO Mark Whiteman said buyers were out in force pre-Easter looking to secure their dream home.

“With 3 out of the 4 properties submitted selling under the hammer and the fourth property not far from a sale it’s further evidence of the strong WA market," he said.

Ray White South Perth started the day with one property selling in front of a large crowd.
