In front of a massive crowd of 200 people, Mr Cush said a buyer’s agent opened the bidding at $1.250 million and the auction then “flew up to $1,580,000”.
“This was a quasi development opportunity. This price represents the land value plus the opportunity that it represents. This is an entry level buyer price in a prime central location with a post war home on it with city views from the street level. The whole area is getting so much attention, units there are selling for $1 million,” he said.
The home had been in the same family for more than 40 years.
Mr Wortley said the buyer was a local builder who wanted to hold it and decide what to build on it

Mr Wortley said the auction was a “screamer” and it was a $500 bid that sealed the deal.
Mr Wortley sold the same house two years ago for $2.3 million and the owners had since painted the house. “They have had a massive uplift in two years, and are now moving to the inner western suburbs. The underbidder was all out, saying no, no and putting the bidding paddle away but he agreed to throw out a $500 bid for the winning bidder to counter with a $500 and that was enough.
“You have to be confident when bidding and show confidence at all times. If you show fatigue, everyone can see it in your body language. The house sold on a $500 bid in front of a packed street, with well over 150 people.”
Ray White South Australia chief auctioneer John Morris said the group continued to punch above its weight when it comes to the auction space.
“We are consistently conducting five times more auctions than that of our competition. We sell more property on auction day than our competition. We sit around 70 per cent auction day clearance while our collective competition wallow at around about 50 per cent sold on the day.”
Mr Morris said that even last week, election week, the auction numbers only marginally decreased. “In fact, last week’s clearance rate was among one of the highest for the calendar year. We're seeing bidding at nine out of 10 auctions, and we entered this weekend with an incredible clearance rate of 80 per cent throughout the week. With 141 auctions throughout the state, with Ray White holding a 46.1 per cent share. Of today's auctions, 42 out of the 95 auctions scheduled are brandishing a yellow flag.”
