Ray White, the leading real estate group, scheduled 372 properties for auction today and recorded a preliminary clearance rate of 72 per cent. According to Ray White’s data, buyer activity was strong with an average of 4.1 registered bidders and 2.8 active bidders per auction today.

The top result for the day went to Ray White Norwest principal Allen Yan who sold 99 West St, South Hurstville under the hammer for $3.61 million, with 8 registered bidders and 4 of them active.

The auction with the highest number of bidders went to the unstoppable Ray White Macarthur Group agent Julie Latham who recorded 41 registered and 7 active bidders at her auction of 3 Morago Way, Airds. The property sold under the hammer for $775,000.

According to the game-changing NurtureCloud prop tech app, Ray White agents met a whopping 26,080 people at its 7,574 open homes across the country today. The open home with the most attendees was at 62 Reuben St, Stafford, recording 62 attendees. The post war cottage is being marketed by Ray White Alderley agent Tania Mathers.

Ray White NSW Head of Auctions Perry Edmondson-Clark said the distractions in the market over the last few weeks were now all behind us.

“Today we experienced a strong feel in the market with both registered and active bidding data up compared to previous weeks. While there was a slight dip in volume, we are projecting this to bounce mid-May onwards with many sellers waiting until after the long weekends and federal election to list their properties.”

Ray White Victoria Chief Auctioneer Jeremy Tyrell said now that the dust had settled following the build up to the Federal election and it was back to business for the real estate sector.

“There were 184 auctions scheduled across the state for Victoria's largest real estate network, with strong buyer activity reported around the grounds,” he said.

“Competition at auction has intensified over the past couple of weeks as bidder data shows a steady rise in activity.

“The average number of registered bidders for the week peaked at 3.8 (an increase of 22.07 per cent year on year), translating into an average of 2.8 active bidders per auction.

“The good news for sellers is this market activity resulted in a strong clearance rate of 83.7 per cent.

“Should the Reserve Bank decide to further reduce the official cash rate at their next announcement on 20 May, it could really open up the market.”

In front of a massive crowd of 200 people, Mr Cush said a buyer’s agent opened the bidding at $1.250 million and the auction then “flew up to $1,580,000”.

“This was a quasi development opportunity. This price represents the land value plus the opportunity that it represents. This is an entry level buyer price in a prime central location with a post war home on it with city views from the street level. The whole area is getting so much attention, units there are selling for $1 million,” he said.

The home had been in the same family for more than 40 years.

Mr Wortley said the buyer was a local builder who wanted to hold it and decide what to build on it

“The buyer will rent it out initially. East Brisbane is a sleeping giant of a suburb, wedged between Bulima and Hawthorne which are much more expensive. Some 20 to 25 of these buyers were builders and or investors.”

Mr Wortley said the auction was a “screamer” and it was a $500 bid that sealed the deal.

Mr Wortley sold the same house two years ago for $2.3 million and the owners had since painted the house. “They have had a massive uplift in two years, and are now moving to the inner western suburbs. The underbidder was all out, saying no, no and putting the bidding paddle away but he agreed to throw out a $500 bid for the winning bidder to counter with a $500 and that was enough.

“You have to be confident when bidding and show confidence at all times. If you show fatigue, everyone can see it in your body language. The house sold on a $500 bid in front of a packed street, with well over 150 people.”

Ray White South Australia chief auctioneer John Morris said the group continued to punch above its weight when it comes to the auction space.

“We are consistently conducting five times more auctions than that of our competition. We sell more property on auction day than our competition. We sit around 70 per cent auction day clearance while our collective competition wallow at around about 50 per cent sold on the day.”

Mr Morris said that even last week, election week, the auction numbers only marginally decreased. “In fact, last week’s clearance rate was among one of the highest for the calendar year. We're seeing bidding at nine out of 10 auctions, and we entered this weekend with an incredible clearance rate of 80 per cent throughout the week. With 141 auctions throughout the state, with Ray White holding a 46.1 per cent share. Of today's auctions, 42 out of the 95 auctions scheduled are brandishing a yellow flag.”
