The August edition of Ray White Now showed current listing data decreased over the past three months with many vendors adopting a “wait and see” approach as property price growth decelerates.
It was a very successful fortnight for Adelaide agents Julia Kirreh and Andrew Welch of Ray White Kensington which saw them top the NurtureCloud Open Home attendees leaderboard with 121 groups through to inspect 3/6-8 Lydia Street, Plympton.
Jason Mills of Ray White Unley Colonel Lights Gardens followed closely behind with 118 through 36 Everard Terrace, Forestville. Dean Sawdy and Carl Mirabella from Ray White Elevate Group round out the top three with 99 buyers through 1/20-24 Sheehy Street, Glebe.
Julia Kirreh from Ray White Kensington said there was strong unit buyer interest in the current market, and she also stressed the importance of communication with clients.
“There is strong buyer demand with units and with that, it’s also very important for us to ensure we get back to every single inquiry promptly and communicate with the buyers to encourage them to attend the open to see the property for themselves.
“We are finding units are having the most inquiries so far, however, in general we haven't seen this much interest for quite a while in the market which is awesome to see,” Julia said.
Jason Mills, Ray White Unley Colonel Lights Gardens spoke about his use of different marketing avenues, his connection with the community and the exciting results he’s been achieving.
“We personally invited all the locals to the first open inspection which gave us great traction to begin with, then moving forward, we use press advertising. I still feel it has a place to showcase a beautiful home and we use The Adelaide Advertiser to promote the second open inspection,” he said.
“We always have multiple agents at our open homes to help manage the volume and enquiries that roll through.”
“It's a great market at the moment and we are seeing a lot of buyers moving back to Adelaide from places like Darwin, Sydney and Melbourne. This definitely helped drive numbers.”
“I’m very excited to report that36 Everard Terrace, Forestville, SA 5035 will be the highest selling home in Forestville with the previous record being $2.1 million. Currently we are on the market with $2.3 million to $2.5 million and are fielding offers around this,” Jason said.
