There was a big crowd of more than 100 neighbours who watched this brand new oversized duplex sell for $3,275,000 to a local family from the Hills district.

Mr Le said the under bidder was from the inner west.

“The sellers are happy, their build was literally just finished last week, it’s a brand new duplex with house-like proportions.

“It’s more like a house than a duplex in size and feel, they used high-end materials plus it is in a premier setting, just minutes to schools, shops and citybound buses.”

Ray White Victoria Chief Auctioneer Jeremy Tyrell said spring auction volume ramped up this week with 271 auctions scheduled for the state’s largest real estate network as the school holidays draw to a close.

“With rates on hold and a surge in property listings, buyers are enjoying favourable conditions with plenty of choices available,” he said.

“This week, active bidder numbers averaged out at 2.1 across the network with a clearance rate of 60.4 per cent.

“The key takeaway from the current market is where there’s value, there’s buyers, with auctions creating the best competitive advantage for sellers.”

Mr Eaves said this auction attracted a huge crowd of 150 people.

“This was an interesting auction! It was actually passed in at $750,000 and soon after the buyers ended up raising their bid to $798,888. The vendor is Chinese (pictured above) and the new first home buyers wanted to offer a price that would make them smile, with all the lucky 8s! There was a crowd of more than 40 people,” Mr Daryabi said. This was the first home for the sellers, and they have now upsized.

Ray White Queensland chief auctioneer Gavin Croft said buyers were back with vengeance after the school holidays. “Buyers have really come out with some energy today. It has been a really, really solid day on the auction front from buyers after it maybe been a bit subdued for a few weeks,” Mr Croft said.

“Buyers were certainly out in force today and looking to secure good quality property.

“The only thing that got in the way of properties not selling was their vendor’s expectations being too high. But those that listened to the market were handsomely rewarded.”

In front of a crowd of more than 60 people, Mr Packer-Hill said the huge 6-bedroom classic 1980s brick home was hotly contested by four active bidders.

A local family won the keys in the end.

The owners once held a concert in the backyard for more than 100 people who had come along to listen to the Queensland Youth Symphony Orchestra play.

“My seller was involved with the orchestra, and the whole neighbourhood would have heard the performance. What a wonderful show it would have been!”

Ray White AKG CEO Avi Khan said Logan was thriving, and buyers of all varieties were looking for opportunities from first home buyers, developers, investors and land bankers. “This home proved that all eyes are on the epicentre of Logan with the market entering a new phase,” Mr Khan said. The new buyers are investors from the northside of Brisbane who plan to subdivide the huge 1800 sqm block given it comes with existing DA approvals.

Mr Khan said there were 2.2 million Australians who owned investment properties, according to the ATO.

“This accounts for about 90 per cent of rental properties in Australia. The state and federal governments account for about 4 per cent. We are in the midst of a housing crisis which is a housing supply issue. It’s clear that investors are doing the heavy lifting to create more rental properties,” Mr Khan said.

“To understand the negative gearing debate, we have to understand that making it more costly for investors to own rental properties will lead to investors selling and leaving the market and creating a disincentive to new investors to enter the market.

“There is no coherent plan from any level of government to account for the shortfall. The housing crisis will worsen if we make it more expensive for investors. They have already been hit with more maintenance costs, rising rates but interest and local taxes. It’s time for a common sense approach and policy making that involves industry groups,” he said.

Ray White WA CEO Mark Whiteman said there might have been a hint of a slight softening in this market which had been dispelled over this weekend with huge crowds, lots of bidders and good prices. “We had two very strong results at auction today in Perth with this prestige home in Marmion selling for $2,260 million and a more affordable property in South Perth. There’s plenty on offer for everyone.”
