Australasia’s largest real estate group reported a healthy preliminary clearance rate today of 73.3 per cent nationally.

There were 947 auctions across the country this week. Ray White’s weekly auction volume over 900 was last seen in December 2024, and prior to that it hadn't been seen since March 2024.

Average registered bidders sat at 4.1 nationally. Sellers who took their property to auction today achieved on average 9.7 per cent more than if they had taken the highest offer prior.

The strongest market today was in Adelaide, which reported an 80 per cent clearance rate across the city. It was closely followed by Sydney at 77 per cent, and Melbourne at 76 per cent.

The highest sale of the day was in Sydney’s Upper North Shore with agent Jessica Cao proving that once again, two bidders is enough to create fierce competition. 19 Malvern Ave, Roseville sold for $4.98 million, surpassing its reserve of $4.65 million.

It was a big day for Robbie Smith of Ray White Unley in Adelaide. He had 21 registered bidders - the highest number of registered bidders in the county - register for 9 Harris Street, Edwardstown which sold for $1.197 million. The three bedroom bungalow was sold to a buyer who just saw it for the first time before the auction.

Mr Smith then had the busiest open in the nation today. According to the only real time property data in the country, NurtureCloud, Ray White agents met 27,894 groups through open homes today, and it was again Robbie Smith, who met a whopping 95 buyers at the inspection of 7B Harvey Ave, Netley. “This was the busiest I have ever seen an open home, ever. What a day!” Mr Smith said.

The public holiday long weekend did not dampen buyer enthusiasm across Western Australia with strong turn outs at open homes. Listing levels have risen slightly but remain tight at 5,088 properties across Perth while sales were strong this past week with 932 properties selling.

A strong crowd turned out to Ray White Whiteman and Associates for the auction of 73 Booker Street, Dianella where four bidders fought it out with the eventual buyer securing the property for $840,000.

“The eventual buyer was a family from Derby in the far north of WA who were bidding through their daughter in the room. It just goes to show how open and transparent auctions are here in the West”, Agent David Whiteman said.

Mark Whiteman, CEO of Western Australia said “the tight listing conditions in WA meant auctions were still seeing extraordinary prices under the hammer”.

The auction of 6 Brennan Street, Fremantle was also hotly contested with negotiations ongoing at the time of writing. Agent Thomas Jefferson-Wedge of Ray White Dalkeith Claremont saying the deal would be finalised in only a couple of minutes.
