Located at 3 Langura Street, Warana, the premium duplex comprises two three-bedroom, two-bathroom townhouses. Unit 1 will head to auction on May 17, with Ray White Maroochydore agent Lachie Woods and Ray White Kawana agent Ryan Bradely marketing the property.

Tiarn said she had grown up with a passion for property, with Justine flipping houses when she was a kid.

“Property has always been a dinner table discussion topic for us,” she said.

“About five years ago mum and I started investing in and developing property seriously.

“It’s been a great experience so far and our skills really compliment each other.

“My mum is very much on the backend managing the numbers and feasibility. Then we meet in the middle, working closely on the DA through to the start of construction. I work more on the project management and design side as well as sourcing the properties.”

The duo both work full-time, with Justine running a successful bookkeeping practice and Tiarn leading the investment division at a renowned buyer’s agency, whilst completing her studies in property economics.

“Our whole reason for developing is setting up our future and building generational wealth through property,” Tiarn said.

“When we build something we build it like we’re building it for ourselves as we really believe in quality.

“We put a lot of thought into the design to prioritise practicality and seamless living.”

Tiarn said this was both their first premium development as well as their first development on the Sunshine Coast.

“Part of the reason we decided to build on the Sunshine Coast is that my mum fell in love with the area and it ticked all the boxes for her in terms of future retirement plans,” she said.

“We actually want to keep one of the residences for our own.”

“We have also sourced our next development site on the Sunshine Coast already, on Oceanic Drive in Warana.”

Marketing agent Lachie Woods said the development was a market leader in the duplex market.

“There is lots of choice in the beachside 4575 market when it comes to duplexes. This one stands out as the obvious choice because of the size, north-facing aspect, quality finishes, elevator access and premium sale inclusions,”he said.

“We’re anticipating a lot of interest from downsizers. There’s a lot of local movement at the moment with people selling their larger homes and downsizing to something smaller.

“Thanks to the lift access in the duplex the eventual buyer can enjoy the luxury of single-level living but with separation across two levels.

“We’re also hoping it will appeal to those interested in the high-end apartment market. The body corporate fees in those apartments are high, as well as the amount of neighbours.

“People who have been living in larger homes can sometimes find it hard to adjust. So we think this would be really attractive to buyers in the market.

“We’re also anticipating lots of interest from buyers in southern states looking for a holiday home thanks to its vicinity to the beach and local amenities.”
