Ray White had 421 auctions scheduled today, reporting a 76 per cent preliminary clearance rate.

Home sellers who took their property to auction today were rewarded with 12.17 per cent more on average than if they had accepted any prior offer received during their campaign.

The top auction sale of the day went to 47 Rosebery Road, Killara which sold under the hammer for $4.71 million. Matt Payne of Ray White Upper North Shore sold the property which had been owned by the same family for about 35 years.

The highest number of bidders nationally was once again in Adelaide. Vanessa Bianco of Ray White Norwood sold 2 / 3 Washington St Hilton for $710,000 with 16 registered bidders.

According to NurtureCloud, which tracks Ray White’s open homes, there were 25,825 attendees at open homes across the country today, with the busiest one 85A Highfield Road, Lindfield with 67 attendees ahead of its late afternoon auction.


Ray White NSW head of auctions Dave McMahon said buyer demand continued to grow. “We saw an increase in our average registered bidder per auction to 4.9 with 2.9 of those being active. We sold 75 per cent of our 155 scheduled auctions under the hammer once more indicating buyers are more willing to engage rather than hesitate. “

Mr McMahon said: “Our all sold clearance rate has broken the 80 per cent barrier and currently sits at 81.6 per cent for the month of June”.

A five-bedroom, five-bathroom home at 47 Rosebery Road, Killara has sold under the hammer for a mighty $4.71 million at auction.

Suzy Hori, 53, sold the home on behalf of her elderly parents Linda, 80, and HK, 85, (pictured) who recently went into a nursing home.

Ms Hori said her parents had owned the home for about 35 years, raising her and her sister there.

She said today’s auction results were “beyond” her family’s expectations.

“Mum and dad’s health declined quickly earlier this year and it was so nice to see them turn up to the auction this morning,” Ms Hori said.

“It was so cute, the neighbours came out to be with them and there were some neighbours they even helped look after when they were younger.

“They were so happy with the result.”

Ms Hori said the auction process was excellent as Ray White Upper North Shore lead agent Matt Payne and sales associate Patrick Haddad kept them informed every step of the way.

“We received calls every day keeping up to date about potential buyers and keeping our expectations real,” she said.

“So, on auction day we felt calm and were not disappointed - we trusted our agent’s advice.”

Mr Hori, who has three children, said she met the new owners, another local family with three children.

Geoff Blacks and his wife Vicki Corboy were “pretty happy” with the sale of their three-bedroom, one-bathroom investment property at 127 Roseville Avenue, Roseville today.

The property sold under the hammer for $3.13 million in front of a crowd of 100 people.

“Today exceeded our expectations,” Mr Blacks said.

“The auction process with Jess was seamless. The way Jess ran the campaign was great, we knew we had sufficient interest and that going to auction would be the best outcome.”

Ray White Upper North Shore selling agent Jessica Cao said bidding started at $2.7 million.

“It was a great day, there was lots of interest,” Ms Cao said.

“There was a huge crowd, all the neighbours came to watch, it was a sunny beautiful morning.”

Ms Cao said the buyers were a young family with two little boys who wanted to be within the local school catchment area.

Ray White Victoria chief auctioneer Jeremy Tyrell said there was no winter slumber for the Victorian real estate market with 199 auctions scheduled this week for the Ray White network.

“This was mirrored across the majority auctions this week as the clearance rate jumped up to 82.1 per cent, amid strong competition from buyers with 3.1 active bidders on average across all auctions,” he said.

“With the potential for further interest rate cuts, the market is extremely well placed for a strong second half to 2025.”

Ray White Craigieburn lead agent and auctioneer Steph Shepherdson said there were 15 bidders, all keen on the three-bedroom, one-bathroom home.

Seller Paul Zwagerman said his 91-year-old mum was going into a nursing home, and he and his three other siblings were selling it on her behalf.

Mr Zwagerman said he was extremely happy with the result of Saturday morning’s auction.

“We are so happy with how this auction went,” said Mr Zwagerman (pictured with his sister Jan above).

“We are happy with the open homes which saw good numbers, and we will definitely be recommending this process to friends.

“I like auctions because you get a fair price and plenty of people bidding for what the market is worth.”

Ms Shepherdson said there were five active bidders on the street and three bidders online, from Sydney and Melbourne.

Ray White Croyden agent Lynn Mitchell said “buyers are everywhere!”

Ms Mitchell received a strong response to this beautifully presented, two-bedroom unit at 5/8 Bennison Street, Croydon which sold under the hammer.

The charming unit went to auction as part of an estate sale and sold for $696,000 with six bidders competing.

The property was listed with a price guide between $590,000 to $645,000 and sold to Georgia, a first home buyer from Cheltenham, and pictured above with Lynn Mitchell.

Ray White Victoria and Tasmania chief auctioneer Jeremy Tyrell said Georgia had been on the hunt for a few months and finally entered the property market after having to navigate past five other bidders.

Seller Dianne Lodge, 56, said she was “gobsmacked” when she found out how much her house of 25 years at 23 Willmott Drive, Craigieburn had sold for at auction on Saturday.

“I thought if I could get $600,000 I would be rapt,” she said.

“I was inside the house, and my sister was outside texting me how much it was going for and I actually thought she had made a mistake,” Ms Lodge laughed.

“Bidding was at $725,000 and she sent me a text to say ‘it’s done’, but then sent another one back quickly to say ‘no it’s not - still going’.

“I can’t believe my house sold for $730,000 - it’s life-changing for me. We had a price guide between $550,000 to $570,000”

Ms Lodge, who now lives in Bendigo, described the auction process with Ray White Craigieburn auctioneer and lead agent Trish Orrico as “fantastic”.

“I was so nervous about the auction process,” Ms Lodge said.

“But everything with Trish has been so good - she is so honest about everything.

“Because I live in Bendigo now, to be closer to my sister, Trish did everything for me.

“I was updated every week about how things were going, and every time there was an inspection, and even how many people came through.”

Ms Lodge said her much-loved three-bedroom, one-bathroom home was sold to investors.

A Melbourne police officer who was recently honoured for his bravery after taking down a knife-wielding man, ending a crime rampage has sold his family home under the hammer for $886,000.

Canine officer Brendan Williams bought the three-bedroom home at 10 Sycamore Street, Hamlyn Heights in 2012 with his wife Kelly.

Mr Williams, who has three young daughters, said they were ready to move to a larger family home in the area, with their dog Blue, who was also involved in the 2021 crime rampage.

Mr Williams said selling a house with three children was “never much fun”, however with the help of lead agent and auctioneer Alex Ilyin, the process was a lot easier.

“We went to Thailand when the open homes were done and Alex kept us up-to-date every step of the way,” he said.

“We had weekly updates and chats over WhatsApp while we were over there.

The owners of this property could not hide their excitement after selling their investment property at 70 Hamilton Hume Parade, Craigieburn at auction for $612,000.

Cam Noonan and his wife Anita, and son Aaron said they were “so happy” with Saturday’s auction result.

“We have had this investment since 2016,” Mr Noonan said.

“With the Victorian laws for property owners changing, land taxes and the rest of it, and things getting a big tight at home we decided to sell.”

Mr Noonan said the outcome of the auction was “unbelievable”, as the price guide was set between $460,000 to $480,000.

“We wanted the most money and we did get more than what we thought we would,” Mr Noonan said.

“The auction process with Trish was so easy, nothing was stressful. The whole campaign was seamless.”

Mr Noonan praised Trish for her efforts during the campaign highlighting that she was always available outside of hours.

“At 7pm at night when we had questions, Trish was happy to call us back - she nailed it today,” he said.

Rachel Ryan has been looking for the perfect property to buy for the last three months.

Today she struck gold at 3/5 Noyes Street, Highett, purchasing this three-bedder at auction for $1,185,000.

With her dad John and Sam by her side, Ms Ryan said she loved the beautiful warm homely feel of the property, which also has plenty of natural light.

Ms Ryan said she is excited to move into the property with her 22-year-old daughter.

“I am so excited, we are just having some champagne to celebrate,” she said.

“This was the first time I bid at an auction and it was fun!”

Sellers Ella and Jack Williams (pictured above with their baby and Holly Bowden) said they knew they would always take their home to auction when the time came.

The young couple bought their home at 73 Mawson Street, Stafford Heights in October 2020 before undertaking a huge renovation.

“We actually love the whole process of renovating, we got a buzz out of every step,” said Ella, who works in marketing.

“And we had no hesitation in going to auction. We were always pro auctions. There’s no better way to create competition than to go to auction. Holly explained the process and we were all in. We had bid at an auction before, and we know it’s nerve wrecking for buyers but we were nervous too!

“We chose Holly because we had seen her do a lot of sales in our area. She was amazing at keeping us informed every step of the way.”

The couple, with their 18 month old son, have moved to Bardon where they will undertake their next project. Their advice to sellers would be to make sure you stage the property.

“Styling a house for sale truly made such a difference to the presentation,” Ella said.

In front of a crowd of at least 100 people on a cracking blue sky day in Brisbane, Ella and Jack sold their home with five active bidders, all local families, battling it out in the front yard.

The buyers said they loved the transparency of the auction format as they had previously made an offer on a house, selling via private treaty and they later found out that theirs was one of 38 offers!

Auctioneer Mitch Peereboom took an opening bid of $1.2 million and the bids were ricocheting across the lawn from there.

Elite agent Holly Bowden said there was some real positivity in the market right now.

“We had more than 100 groups through this house during its campaign,” Ms Bowden said.

Chairman’s Elite agent Holly Bowden then went on to sell 93 Cremorne Road, Kedron for $1.675 million with seven registered bidders and six actively participating. The buyer is a civil engineer who is moving up to Queensland for work. He flew up from Sydney this morning for the auction.

Rounding out the day, selling 3/3 today, Ms Bowden sold 21 Hagman St, Stafford Heights for $1.45 million with 12 registered bidders. This solid brick home was highly sought after as it offered family-friendly functionality across two spacious levels.

Top agent Xavier Tofilau said the sale represents a suburb record and he couldn't be more proud.

“We had an extensive marketing campaign with close to 30 groups through and sold for the new residential suburb record for highest ever house price,” he said.

“The property was supposed to go auction on Saturday but the owners accepted the offer prior to auction. We had more than 30,000 online portal views which included internet marketing and social media and it reached buyers from as far as Melbourne and Sydney with several interstate buyers coming to view. “

Seller Gerry Murphy said he couldn’t be happier with the result that Xavier achieved for his family. “We can chill now! I didn’t know much about auctions before this but I am a total advocate now. Xavier explained the process. He is such a calming influence and he is so confident and knowledgeable.”

The Murphys originally took their home of three years to market before Christmas but it failed to achieve the level of offers that they wanted for their beautiful resort-style home.

“So I relisted it with Xavier after we had a chat. He is very professional, a go-getter and he kept in contact with me every day. We both agreed that the home is a premium home and attractive and that auction would generate a good result. ‘It was all over very quickly with a king hit! A buyer's agent representing a young time poor professional couple made the first bid of $1.6 million. Boom. That wiped the floor. So we spoke to them and got an extra $50,000 and the house sold to them,” Ms O’Dea said. “My sellers are a young couple in their mid 30s who had their first child there and they have now bought in Bardon and are upsizing.

“The buyers were fatigued from looking, and they can now get on with their lives.”

Ms O’Dea said there was a big crowd of more than 70 people watching the auction. “Demand is from all levels - investors, downsizers and first home buyers. This was a lovely cottage with character at the top of the hill.”

Ray White South Australia chief auctioneer John Morris said the state that was once a non-auction state, is now truly ensconced in auctions.

“We call a huge amount of them, about 30 per cent of all listings in South Australia are auctions. We are slightly down this year compared to last year so far but about five per cent, on the number of auctions scheduled, but that is the only metric that is down.

“We're up on clearance rate, about 80 per cent selling this month.

“We're up on bidder registrations at about five per auction with about just over half of those participating in the auction.

“Now I do believe that it is truly becoming part of our culture that auction has to be offered as a method of sale to the majority of sellers in South Australia. 


“Every seller I've spoken to today said they went with what the agent recommended. Auctions are now part of the fabric of the real estate industry in this great state.”

On Friday night, Ms Clemente sold this Felixstowe house which had been in one family for more than 60 years to a Sydney developer, who bought it sight unseen.

“I called an interstate developer, someone who I have sold to before and he was keen. He organised a proxy bidder and bought it sight unseen. This then in turn enabled my seller to move forward and buy with confidence today,” Ms Clemente said.

The seller’s son Fabio said his elderly mum had no hesitation in going to the auction.

“It's really the only way to go and Linda was wonderful to work with. She kept in touch with us with emails and phone calls very regularly,” Fabio said.

“We sold it to a developer who Linda knew and then mum bought a new house an hour ago! “Mum was a bit overwhelmed and in shock after the auction but she is so happy now.”

On Saturday, Ms Clemente sold 27B Hudson Avenue, Rostrevor under the hammer for $866,000 with 6 registered bidders and 4 active bidders. The house needed a lot of work, and Linda Clemente organised with the interstate administrator to have new carpets laid and they fixed the garden. The seller had gone into care with no family, the house was bought by first home buyers. Later on Saturday, Ms Clemente sold 1b Darcy Avenue, Paradise under the hammer for $996,000 with 7 registered bidders and 5 active bidders.

Paul Depiazzi, one of the sellers, said he was very happy with the outcome today. “Vivien and her team clearly put in a lot of effort to market the property and they held a lot of open homes. It was open a number of times. We discussed the method of sale with our director as Vivien had suggested auction and we relied on her professional judgement,” he said.

“It’s so very common in Perth to sell by ‘set date’ which also brings it to a head but once we settled on auction we liked the process and terms and we received a lot of feedback from Vivien.

“We were also very impressed by the number of people in her team who were on-site today plus the auctioneer was focused on getting a good outcome for us.”

Mr Depiazzi said he’s attended a few auctions over the years, all of which had passed in. “Would I do it again, yes. We were happy with the agent and auction process.”
