In the last fortnight, Mr Smith, with the help of co-agents Blake Scholz and Sam Laguna, have seen two of their listed properties, 5 The Strand Colonel Light Gardens and 4/15 Hill Avenue Cumberland Park place in the top five highest number of attendees at open homes across Australia, according to NurtureCloud data.
Speaking with Mr Smith, he shared some of his tips and tricks to increasing open home numbers.
“It is a culmination of three main components when selling a property. Marketing to create attractiveness, competitive pricing of each property to create curiosity within the market and communicating effectively with both the surrounding areas and potential buyers to create a buzz and hopefully see the results though enquiries, open homes and auctions," he said.
“Pricing our properties appropriately is obviously a huge opportunity for us to create an increasing curiosity about the sale and we are always mindful of our listed price because everyone is going to be more interested in a competitive price," he said.
“Communicating in the early stage of the listing, especially with neighbours and the community about the property allows us, when it comes to the open homes, to create competition within the open home with the amount of feet through the door."
Another of Mr Smith’s properties at 2/7 Roberts Street, Unley, with agent Jason Mills, recently sold for $1,270,000 with around another 100 attendees through the open home over the past month and more than 200 enquiries about the property. The selling price was $335,000 over the reserve.
