The highest auction sale of the day was this stunning Queen Anne-style Federation home 13 Robinson St, Chatswood which sold under hammer for $7.1 million to a local family upgrading from Chatswood.

The auction with the highest number of registered bidders was once again in Adelaide, where 22 bidders were vying for 14 Golflands Terrace, Glenelg North which sold $460,000 over reserve for $1.505 million.

This week Ray White’s auctions sold 10.24 per cent more than their highest offers prior week and 1.6 per cent over reserves.

The national average registered bidder number sat at 3.4, with 2.4 bidders actively participating in bidding.

According to NurtureCloud data, Ray White agents met 26,054 groups at open homes across the country today. The highest number of attendees today was at this cute cottage in Brisbane’s leafy western suburbs at 22 Lowanna St Kenmore, where Ray White Metro West agent Jo Langstaff met 41 groups of potential buyers.

All eyes will be on the Reserve Bank next week as the market waits to see if there’s a rate cut for Christmas! Despite inflation now within the RBA’s target range, hitting 2.8 per cent last week, the RBA may decide to keep rates on hold a bit longer.

Ray White NSW head of auctions Perry Edmondson-Clark said A grade properties continue to perform the best in the market as they remain so rare.

“As we enter the penultimate trading month for the 2024 calendar year, momentum continues to grow across auctions for Ray White NSW | ACT with 177 scheduled auctions today alone and a huge 320 for the week,” he said.

“Buyers have high levels of choice right now.”

Mr McManus’ sellers of this breathtaking five-bedroom Queen Anne-style Federation home were over the moon with the result. “The bidding opened at $6 million, and went up in $100,000s to $6.4 million and then in $50,000 increments to $6.7 million and kept going until it sold at $7.1 million. My seller gave me a big hug! They are so happy. They are downsizing after raising their family in their big beautiful home.” The happy buyers (pictured above) are upsizing from Chatswood. “They had been looking for a while for the right property,” Mr McManus said.

There was a full house of people, with the auction held in the living room because of the rain.

“I always invite the neighbours, so we had a crowd of 70 people in the house and I had a coffee van making free coffees!” The sellers are upsizing to a new home with a tennis court, and the winning buyers are currently living overseas but will have a beautiful new home to move into when they return to Sydney. “They had their dad bid on their behalf today!” Ms Cao said.

Only serious bidders come out for 8:30am auctions and that was all that Shaun Stoker needed! The winning bidders were a family from the Lower North Shore and the underbidders were from western Sydney.

Mr Stoker said the house had been in one family for more than 55 years and were over the moon with the result. “They tried to sell it a year ago and didnt get the result that they wanted, so we got the job done today.”

“The winning bidder had only seen the place one and registered on the day, we didn't know she was coming.” In front of a crowd of 20 people, the first home buyer won the hotly contested auction. “Buyers are being patient and sellers really do have to go to auction to accept today’s market reality.” Mr Ersan also sold 39 Ivy St, Darlington for $1.520 million to a local investor. An local investor held the two bedroom terrace for 12 years, and was selling to buy around Ryde.

Mr Bahnam said his investor sellers ended up selling to local investors. This 3-bedroom, 1-bathroom brick home had a self contained granny flat at the back. Mr Bahnam said that despite the pouring down rain, he got the job done.

“The custom made granny flat was the biggest selling point here. Both houses are already tenanted too,” he said.

Mr Lassi said that there was a crowd of 100 people watching the live market auction. The winning bidders (family pictured above) were moving to be closer to their children’s school. “Now it will be 7 minutes to their daughters’ school, compared to 40 minutes.” Mr Lassi’s sellers are downsizing. “Their son is getting married on January 25 and they are downsizing as it’s just the two of them now.”

Ray White Victoria chief auctioneer Jeremy Tyrell said there was superb spring weather over the Melbourne Cup weekend that brought out the crowds and while it's known as 'the race that stops the nation', it hasn't stopped real estate as auction numbers build.

“This week, the Ray White group had 219 auctions scheduled across Victoria, representing a 28 per cent jump in volume against the same week last year,” he said.

“Buyers seemed to be enjoying the rise in volume as inspection numbers also showed a spike in attendance across the board.

“Competition on auction day remained strong with 2.8 active bidders on average and a clearance rate of 72 percent.

“With only seven Saturdays remaining until Christmas, the market is primed for a strong run home.”

Ray White Altona director Richard Anile had an interesting (and stressful day) of auctions!

This triple fronted brick veneer home at 67 Waters Drive, Seaholme was sold to a local family for $970,000. The house needs a renovation first and then the new family will move in, he said. Later at 103 Esplanade, Altona the house sold for $2.675 million just after the auction passed in. There were three active bidders.

“The house has been in the family a long time. I told the auction crowd that they are buying a good house, on a good street, in a good area, and it will only keep going up. In fact, it settles in March, and if there’s been a rate cut by them, they will already be ahead.”

Mr Anile said he felt like a winner already, ahead of Derby Day. “I wasn't sure either houses were going to sell today so to sell them both, unconditionally, I feel I have already won!” Mr Anile said the market was still very fickle. “I have been in real estate for 16 years and it’s very patchy. Mr Krnjeta said a couple bought the property for them to move into together. “My seller was an investor. We had a few interstate investors looking at this one too. That’s been the theme for a while now, local investors selling as the property taxes are so high.”

Ray White Queensland chief auctioneer Gavin Croft said the clearance remains around 60 per cent. “We are selling six out of 10 and that seems to be the real theme over the course of the last month to six weeks, with average registered bidders anywhere between four and five and active three.”

Mr Thornton’s 95 year old seller sadly died through the sales campaign.

“My seller bought the house in 1988, and she had only recently moved into care. She never married and had no children so her nieces were the beneficiaries and executors of her will. So it was a bittersweet sale for them but a fantastic result under the hammer.”

“There were three bidders fighting for the keys. The winning buyers were locals from Kedron. They beat two young couples. Auction work and this is how we were able to achieve such a great result.”

In front of a crowd of 40 people, Ms Lynch said a local family bought the property and intend to build their dream home there. “The underbidder was a local developer. Our sellers sold their investment property today, they had always planned to do a renovation but they decided against it in the end. It’s a great result.”

Ray White South Australia chief auctioneer John Morris said it was still a very strong market. “November is looking like being the strongest month ever and we are on track to book 300 auctions in the month, which would be a record for South Australia,” Mr Morris said.

“The last three months have been among the strongest months when it comes to auctions conducted in and around the state from winter into spring.

“We are selling properties, about 75 per cent of auctions are either selling under the hammer, prior, or just after auction. Our bidder numbers are down slightly to 5.3 registered with 2.7 of them participating and our prices selling above have eased slightly too.”

“Golflands Terrace is a great street, with a 21m frontage, and developers were very keen on its potential. Some of the streets behind you will never be able to develop but this one you can. My beautiful sellers had been in the home for 22 years and raised their family there. They have already downsized to a neighbouring suburb. They were convinced they should do a ‘best offers’ campaign but I encouraged them to go to auction as it’s the only true way to create competition. And we achieved a great result.”
