The total sales value for the two nights was $12,024,000 and a clearance rate of over 70 per cent. Across the two nights, there were 36 registered bidders attending the event, representing a range of different buyers.

The top sale of the two nights was 33 Balmain Circuit, Taylors Hill which sold for $1,170,000.

Ray White Taylors Lakes principal Peter Travlos said in November they were proud to report an impressive 86 per cent success rate, showcasing the strength and resilience of the property market.

“The demand for properties remains robust, and the Brimbank zone continues to demonstrate excellent growth and activity. The consistent performance in this area reflects the strong interest from buyers and the confidence in the local market.

“Over the past two nights, 25 out of 33 properties were successfully sold, indicating a steady but somewhat cautious buyer sentiment.

“While the clearance rate remains solid, it reflects the ongoing balance between supply and demand in the current market.

“Buyers appear to be selective, favoring properties that represent strong value or align closely with their needs. Sellers, on the other hand, are navigating price adjustments and strategic marketing to meet buyer expectations.”
