It was a really hot day and a hot auction!’

Ray White Victoria chief auctioneer Jeremy Tyrell said there were sweltering conditions across the state this week, with the real estate market also heating up in countdown to the festive season.

With only four weeks remaining on the real estate calendar, auction volume remains consistently strong with 238 auctions scheduled across the state for Australia's largest real estate network, he said.

“Buyer activity was up on previous weeks with 2.8 active bidders on average across all conducted auctions and the clearance rate holding firm at 76.7 per cent. Even with four weeks remaining, next week will likely see the highest volume of auction activity this year with 341 already booked.”

Seller Rosa, pictured hugging the agent Hamza Ali. A large crowd gathered for the event, where Ray White Coburg provided a coffee cart serving free refreshments to combat the day's heat.

Lead agent Hamza Ali gathered nine registered bidders, with six actively participating in the auction conducted by Ray White Coburg's Nazih Abbouchi. The auction reached its climactic conclusion when the successful bidder, overcome with emotion, fainted as the hammer fell – a testament to her long journey of numerous disappointments before finally securing this property that had captured the hearts of all her children.

The underbidder was in disbelief at missing out on the property.

This has been the most meaningful sale of my career. It was a very emotional sale for both the buyer and sellers, and I am just so proud that I could help them all.”

The bidding started at $1.150 million and then it jumped up quickly in front of a crowd of more than 100 people. It was a fast auction and my sellers are over the moon with the result. “This pocket of Watsonia is really quite sought after as it's right near a boutique shopping centre, and there’s some excellent schools nearby. The area is very family friendly with good amenities.”

Ray White Queensland Chief Auctioneer Gavin Croft said it had been a huge week on the auction front in Brisbane, starting off on Monday with the Brisbane 100 event plus Auction Under The Stars which saw 115 auctions going for sale. “It was a super start to the week. A combined 65 per cent clearance in one day provided a wonderful insight into the energy and pulse of the south east, Queensland and Brisbane market. Despite the big volume, the market has remained strong and steadfast. Vendors have spent a couple of weeks sort of toying and fighting with the market. We've seen reserves much higher than they should be and people choosing not to sell. But today, we're starting to see more balance. Now with better perspective, better understanding of the market, and with that, vendors’ pricing right.”

He has downsized and bought a unit in South Brisbane to move into. And the new owners are a couple from Chelmer. They know it flooded, in fact they also flooded back in 2011 but it didn't put them off.”

Ray White South Australia Chief Auctioneer John Morris said the auction market in South Australia has seen a massive increase over the past few years, so much so that we can now call ourselves an auction state.

“We always used to have about five per cent of listings going to auction, we're now seeing 20 per cent plus.

“The beauty of this see Ray White reporting close to 50 per cent of all of the auctions being called holding a yellow flag outside.

“The other astounding number is Ray White’s 72.5 per cent clearance rate on auction day last week our collective competition has a 52.5 per cent clearance rate.

“We're seeing an average of about five registered bidders, but it's down from about seven to eight at the beginning of the year. I'm still seeing extreme positivity in the market. I'm still seeing the agents that are taking properties through to auction getting good results, and if they're not selling on auction day, they're selling very very quickly afterwards.”
