A stunning architectural residence at 7A Bateman Street, Mosman Park has been listed for sale, offering discerning buyers the chance to acquire a bespoke home crafted by seasoned property enthusiasts with an eye for exceptional design.
The property, represented by top luxury agent Jody Fewster of Ray White Cottesloe | Mosman Park showcases the pinnacle of contemporary design while enjoying a prestigious location with spectacular Swan River views.
The luxury 4-bedroom, 3-bathroom architecturally designed home was completed in early 2022 at Chidley Point Reserve, one of Perth’s most exclusive pockets for prestige homes.
The precinct of just five streets, where there are less than 40 homes, is surrounded by the Swan River on two sides and Mosman Park Golf course wrapping around the other two sides. The area is very tightly held and a much-loved area, a place filled with nature, tucked away from the hustle bustle of everyday life, yet just moments away from the best the Western Suburbs has to offer.
"This home represents thoughtful architecture combined with practical luxury," says Jody Fewster, Principal of Ray White Cottesloe | Mosman Park. "The Taits have once again created something that stands out in Perth's premium market."
Owners Michael and Joanne Tait relocated to 7A Bateman Street three years ago after their four children gradually moved out of their Wembley Downs family home, where they had lived for two decades.
"For 30 years, I have been developing and renovating homes annually as a part-time hobby," explains Michael Tait. "As a self-confessed design and architecture geek, I love the process. My wife often jokes that she would have preferred if I fished or golfed instead! But we're passionate about creating spaces that challenge the norm – not your standard all-white, safe homes."
This philosophy is evident throughout this residence, which features expansive living spaces that flow seamlessly to outdoor entertaining areas, capturing breathtaking vistas across the Swan River. The home's distinctive character reveals the Taits' decades of experience in property and hotel development.
"After 20 years in Wembley Downs, we were ready for a change," Michael shared. "With our children having moved out or overseas, we wanted a new project and a home that reflected our design sensibilities while embracing this incredible Mosman Park location."
The residence boasts sophisticated finishes, a gourmet kitchen with European appliances, a lift and wine cellar, and meticulously landscaped gardens that complement the architectural style.
"What makes this property exceptional is the balance between bold design choices and liveability," Jody Fewster noted. "The Taits have drawn on their extensive renovation experience to create something that's both visually striking and perfectly functional."
"For buyers seeking something beyond the ordinary, this home represents a rare opportunity. It's the culmination of the Taits' passion for exceptional design in one of Perth's most desirable addresses."
The property's location offers the ideal combination of privacy and convenience, positioned minutes from Perth's finest schools, boutique shopping precincts, and premium dining establishments.
"After developing numerous properties over the years, we understand what makes a home work," Mr Tait said. "At 7A Bateman Street, we've poured our three decades of knowledge into creating something special that breaks away from cookie-cutter designs.
“I wanted to create a modern London-style townhouse, elegant, rich, contemporary and stylish and to make the most of the views of Blackwall Reach and Bicton given the ability to develop three storeys on the site.
“We had only planned to live in the home for a year but due to COVID and the projects on either side of us taking so long, hence why we have lived in the home for three years.
“However, this has very much worked in our favour, as it is such a great spot to live and certainly the best location in my view in Perth.”
The Taits love the terrace, whether reading the morning paper or enjoying a glass of wine on a warm evening with the lights of Bicton and Point Walter across the river.
“I do love coming home and walking into the living space which opens up completely (bifolds and stackers across the whole 10 metre rear façade) to the softness of the al fresco with its stone features, the reflection of the swimming pool, mature gardens and feature lighting and with no overlooking just treetops on all sides,” Mr Tait said.
“Being an avid reader, the second living space, which we call the library due to the full display shelves on two walls, is a very calming room with an internal window looking back to the rear garden, glass entry door and double glass sliders out to a mature fernery.”
Since moving into this home, the Taits have completed and sold an extensive renovation in nearby Peppermint Grove, and commenced an urban, very contemporary renovation in Subiaco, which links a 125-year-old simple wooden cottage to the front of the block with a black timber and glass “box” at the rear.
“We are only a few months from completion and building designer Peter Fryer has again (with now completing over 12 homes together), done a lovely job in integrating old with new, bringing natural light into every facet of the home and adding some lovely features to lift the home above the norm.
“We will be moving into this home when completed later in the year, and whilst we will miss this area a lot, we have become grandparents in the last few weeks and are expecting another in a few months’ time with both living close to Subiaco, so grandparenting duties beckon as the prevailing priority for where to live.”
Mr Tait said they will miss Mosman Park and miss this home, certainly the most elegant that they have lived in, plus the tranquillity, the walks, the birdsong in the morning and the adjacency to the golf club, river, sea, North Freo bars and cafes etc!
“It’s been a great spot, and I can see myself returning to the area at some stage in the future, perhaps when I retire!”
The home sits on a good-sized 424 sqm block (with a 10-metre frontage and over 40 metres in length), with a substantial family home or a generous yet low maintenance, lock and leave “downsizer”. There’s 480 sqm of living space under the main roof with lovely views from all bedrooms.
The residence is available with expressions of interest closing June 10, 2025.
