The ultimate agent: Peter Kiritsis
Ray White Head of Recognition and Performance Bianca Denham recently sat down with Peter Kiritsis of Ray White Woodville in Adelaide’s western suburbs.
Peter has been with the group for 28 years and opened his own agency 21 years ago.
He is also the proud owner of the title for the longest consecutive Elite or Chairman’s Elite performer for 21 years.
Peter’s customer service is legendary. He says it’s something he learned as a child, to always be respectful and use your manners.
His family owned a fruit and continental shop and they would have up to 1,500 customers a week.
“I learned early that people like to do business with nice people,” he said. Bianca said most agents reach their peak at year five of reaching the Elite level, and only 25 per cent go on and continue to grow, while 75 per cent plateau or decline. But Peter has been at the top of his game consistently for 21 years. He put it down to the fact that he loves what he does.
He is also super competitive and loves the freedom that his business affords him. Peter will list 150 to 180 properties in a 10 month period every year.
“I am not going to stop anytime soon,” he said.
Peter is an auction dominant agent. He maps out the whole year and plans how many auctions he will do and is currently running at 100 per cent clearance rate for this year.
He is always straight with his sellers. He gives vendors a base price and never over inflates the price. Some 50 per cent of his business comes from referrals.
He has always held his fee card. He says the worst thing an agent can do is to discount their fees. He is very scripted with his listing presentation asking ‘are you ok with that?’.
He also spends around $40,000 a year on gelato and coffee at his auctions as it always creates a buzz.
